01 / PROBLEM

Most custom homes die in the design phase.

18–24

Months Lost

The average custom home spends nearly two years in sketches, revisions and documentation before a single footing is poured.

35%

Budget Creep

When documentation and construction are separated, budget blowouts between 20–35% are the industry norm , not the exception.

1 in 3

Never Built

A third of architect-designed projects never reach site. Clients get tired, divorced, or priced out while trades move on.

You don't want more meetings. You want a finished home you love , on time, on spec, without gambling your savings on a process no one can control.

02 / METHOD

Why Prefab by Archier exists.

, 01

One Team. Design to Delivery.

Architect, engineers, energy assessors and manufacturer (our sister company Candour) sit at the same table from day one. Nothing gets lost in translation between drawings and construction.

, 02

Bespoke. Never Modular.

There are no fixed floor plans, no box-stacking catalogue. Every Prefab project is drawn from scratch to your site, your brief and your life. Our panelised system is the method, not the product.

, 03

Manufactured Under One Roof.

Panels, facade, glazing and finishes are built offsite in a controlled factory environment. Rain, cold and weather delays stop mattering. Onsite assembly takes weeks, not months.

, 04

Performance, Engineered In.

Passivehaus-certified facade, optional triple glazing, carbon-neutral certified, BAL40/FZ bushfire rated. The building performs for 100 years , not just settlement day.

We wanted architectural quality without surrendering two years of our lives to drawings. Archier's Prefab approach was the only process we found that took responsibility for the whole thing , from sketch to handover.

05 / QUALIFY

Is Prefab by Archier for you?

THIS IS FOR YOU IF

  • You're planning a build between $700K and $1.5M and you want architectural quality without compromise.
  • You value design and delivery certainty equally , not one at the expense of the other.
  • You want a home that performs for 100 years: thermal, acoustic, bushfire, seismic.
  • Your site is rural, steep, remote, BAL40/FZ rated or subject to strict planning overlays.
  • You're ready to start inside 90 days and want a clear, fixed timeline to handover.
  • You care about carbon and want a genuinely low-impact build (not greenwash).

THIS IS NOT FOR YOU IF

  • You're shopping for the cheapest build on the market. Prefab is premium , no apologies.
  • You want a catalogue-style modular home stacked from pre-set boxes. We don't make those.
  • You're unsure about your brief, your site or your budget and want an architect to "figure it out" over 18 months.
  • You want the builder, architect and engineer to all point fingers at each other. We take full responsibility.
  • You have no budget allocated yet and aren't ready to move this year.
06 / FAQ

The questions every serious client asks.

What does Prefab by Archier actually cost?

Architectural fees run 6–9% of the build contract, with an additional ~$25K for the consulting package (surveys, structural and energy engineering, Passivehaus modelling, planning). Build contracts typically sit between $700K and $1.5M depending on size, site and specification. On your consultation call we'll give you a realistic bracket within 20 minutes of seeing your site and brief , not after three months of sketches.

Is it really bespoke, or is it secretly modular?

Every Prefab project is drawn from scratch , there are no fixed modules, no catalogue, no "plan A / plan B". What's prefabricated is the construction system: the panels, the facade, the manufacturing discipline. The design is yours, fully, the same way any custom Archier project would be.

Why 7–12 months when other architects take 18–24?

Because our manufacturer (Candour) is our sister company and sits in the design room from day one. Engineers, energy assessors and makers are aligned before pencil hits paper. There's no multi-month handover between "design" and "build" , it's one team, one schedule, one accountable group.

Can you build on a BAL40 or Flame Zone site?

Yes. Our panelised system is engineered for bushfire-rated, sloped, coastal and remote sites. We've delivered BAL40 / FZ projects across regional Victoria and Tasmania. Difficult sites are where Prefab is strongest , the factory-built envelope minimises time exposed to weather and conditions.

Do you work internationally or outside Victoria?

Yes. We deliver Australia-wide and have executed international projects. Freight, logistics and local compliance are handled by our team. On the consultation call we'll walk you through how the process adapts to your specific location.

What happens on the 30-minute consultation call?

You'll speak with a Director (Sophie or Josh) , not a sales rep. We'll review your site, your brief and your budget, confirm whether you're a fit, give you a realistic delivery window and walk you through the first 3 months of the process. Zero pressure, zero pitch , just clarity.

Start the process.

Tell us about your project. A Director will personally review your submission within 48 hours and offer you a 30-minute consultation call , or tell you honestly if it's not a fit.

  • Director-led review (no account managers)
  • Realistic budget bracket on the first call
  • Locked-in delivery window before you commit
  • We only take 6 new projects per quarter
